Engage Appoint an Agent
After engaging us we will inspect the property and surrounds, analyse the recent comparable sales in the area and provide our own independent price appraisal.
We will discuss the best method of sale – private treaty or auction, and advise you when is the best time to sell, considering factors such as holidays, seasonal trends, supply and competition. We will also identify your target market (e.g. downsizers, first home buyers, investors, family buyers, singles, couples etc)
We will make recommendations regarding any required maintenance work and property improvements with consideration to your budget. Remember in our role as buyers agents we know what buyers in your area are looking for so can offer you the appropriate advice.
We will recommend the best agent
Appoint an Agent will advise you on the most appropriate selling agent for your property.
Our extensive first hand experience has been gained over 18 years of dealing with agents Sydney wide. We know who the best agents are, we know their strengths and weaknesses, their competencies, profile in the area, past and recent sales history, profile and reputation, how they conduct themselves during the sales process, the auctioneers they use, their negotiation skills, marketing strategies and most importantly if they are a good match for your property and your personality.
Appoint An Agent
Following our analysis and interview with the short listed agents, we can then introduce you to the agent or agents that we recommend, or arrange phone calls if you are not in Sydney.
Once you have agreed on a recommended agent, we will negotiate the sales commission fee charged, advise on an appropriate marketing program and costs, and review their sales agency agreement before you sign.
The appointed agent will then start the sales campaign.
We will work with you and your agent until your property is sold
A contract of sale will need to be prepared by a solicitor or conveyancer before any inspections take place.
We will manage any repair and maintenance works you require in conjunction with the agent.
Photos, floor plans, brochures and sign boards will be arranged for your approval, inspections will be scheduled, with an auction date if appropriate. As the sales campaign commences we ensure that regular updates are provided by the agent on inspections, interested buyers and their price levels, those who have sale contracts issued and had building inspections done.
We will recommend on whether to accept or reject offers that come through the sales agent, and assist with reserve pricing for auctions after reviewing the campaign.
Once the property is sold, Appoint an Agent will assist with exchange of contracts and any other matters through to settlement.
